Being methodical, decisive and thorough will help you make your way through the purchase of your first home.
The purchase of your first home is not a trivial matter. Many of us feel fear and apprehension about making the leap from rental accommodations to home ownership. The psychological battle is as much a factor as any of the physical characteristics of the home. Dealing with the initial fear of home ownership is something some buyers never overcome. The responsibility of paying the mortgage, maintaining the home and paying the taxes and utility bills seem like a daunting task. Renting seems like the safe choice and it is hard to adjust your thinking to the possible transition. The fear is something that can only pass after you close the deal on your first home. One way to set your self at ease in this situation is to follow a few basic principals. These principals will make your first time home buying a positive and successful experience. Be methodical in the home buying process. Start from the beginning by selecting a Real Estate agent that you are confident will work for you. You want your agent to listen to what you have to say and show you the homes that you want to see. But even more important than that, they must be able to convey the knowledge and expertise to get you the home that you want for a price you can afford. The information about selecting a sales representative to purchase a home applies also to financing your home. Make sure you qualify the individual in charge of doing your financing. They should be able to pre-approve you for your mortgage. Be wary of brokers that only pre-qualify, you need them to complete a credit check prior to being approved for financing. Be thorough, in the selection of the home you’re going to purchase. Look at more than one home. Carefully inspect the preferred property for flaws both structural and cosmetic. Select trained professionals to help with the inspection. A home inspector or a general contractor is your greatest resource in this regard. They have the experience and expertise to give you an informed opinion of the condition of the property you are considering. Be decisive. One the most problematic issues new buyers run into is the fact they tend to second guess themselves. This causes first time buyers to miss opportunities to purchase homes because they can’t commit quickly enough to follow through on sales. This only exacerbates the issue, because the frustration level will mount as you miss out on more and more potential properties. Be ready to make a commitment and follow through on your decision.
